The retention of the deposit amount may be carried out at check-in, when this is in person, or up to 48 hours before the start of the booking, online, when express check-in (Self Check-in) is carried out. No amount will be charged to guests, as it is a retention that will not allow them to access these funds until the retention is cancelled.<\/p><p>If there is no damage to the property during the stay, the deposit will be cancelled after check-out using the same credit card, which will occur within 7 days after check-out.<\/p><p>If the property is not in the same condition, the deposit amount will be retained until payment for the damaged items is made.<\/p><p>The booking will be subject to cancellation if it is not possible to make an authorisation retaining the deposit amount, so it is important that the guest ensures that their credit card is valid and has sufficient funds. If it is not possible to retain the deposit, you will be notified by email or SMS and will have 12 hours to try to use another payment method.<\/p><p>All prices include VAT at the legal rate in force.<\/p><h2>Payment Options<\/h2><p>Payment for bookings can be made by American Express, Visa, MasterCard credit card or any other payment method permitted on the EASY4STAY website \u2013 www.easy4stayalgarve.pt.<\/p><p>Guests are also subject to the special rules available at each accommodation.<\/p><h2>Pre-Check-in<\/h2><p>After completing the booking, the booking holder will receive an email and\/or SMS from EASY4STAY with the booking confirmation and important explanations about the accommodation and any information about additional services (such as transfer service or extra cleaning service).<\/p><p>Guests will be asked to complete an Accommodation Form, which is of utmost importance for the preparation of the stay. The completion of this Accommodation Form arises from a legal obligation existing in Portugal within the scope of the immigration and borders service (AIMA).<\/p><p>The Accommodation Form will request, in particular, the arrival time, the total number of people who will be accommodated \u2013 so that we can provide the appropriate amount of bed linen and bath towels \u2013 as well as legally required information relating to the immigration and borders services (AIMA).<\/p><p>Guests must indicate the exact number of people in the Accommodation Form. The number of guests specified in the booking cannot exceed the number of guests present in the accommodation. If the number of guests exceeds the limit, EASY4STAY reserves the right to require guests to vacate the accommodation without any compensation or refund of fees paid.<\/p><p>EASY4STAY cannot assume any responsibility for the incorrect or non-completion of the Accommodation Form.<\/p><p>Any attempt to alter and\/or violate the original information will invalidate the Accommodation Form and will be subject to the cancellation of the booking.<\/p><h2>Cancellation Policy<\/h2><p>After confirming the booking, cancellation fees apply in the event of cancellation, in accordance with the booking and stay regime\/rate requested and made, and in view of that same stay and booking option made, the cancellation fees will be different. They can and should be consulted at the time of booking.<\/p><p>If an overbooking situation occurs (i.e., simultaneous bookings in the same accommodation) in the accommodation booked by the guest, the guest acknowledges and expressly accepts that EASY4STAY relocates the booking to an accommodation of the same category (in any case, ensuring that the quality of the Accommodation provided is not inferior to the accommodation booked by the Client), without additional costs for the Guest, and without the right to any compensation from EASY4STAY as a result.<\/p><h2>Stay Conditions<\/h2><p>The booking holder must be at least 18 years of age and must remain in the booked accommodation throughout the stay. Guests under 18 years of age can only be accommodated if accompanied by an adult who is the booking holder.<\/p><p>The booking holder must provide a valid address, a telephone contact and an email address.<\/p><p>Pets (of any breed, size or age) are not permitted in EASY4STAY accommodations. EASY4STAY reserves the right to require guests to vacate the accommodation without any compensation or refund of fees paid if an animal is found inside.<\/p><p>Smoking inside the accommodation is not permitted, except in places designated for that purpose.<\/p><p>Under the terms of Article 45(1)(a) of the Convention Implementing the Schengen Agreement, the accommodation of foreign nationals must be communicated to the immigration and borders services (AIMA), meaning all those who are not of Portuguese nationality.<\/p><p>For the purposes of the previous paragraph, all guests with foreign nationality must provide all information relating to their identification, by the maximum deadline of the check-in date, through the Accommodation Form.<\/p><p>Guests must notify EASY4STAY of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if the guest considers that the damage is due to normal wear and tear and is not their responsibility. If the guest does not notify EASY4STAY of such damage, they may be held responsible for it.<\/p><h2>Additional Services<\/h2><p>EASY4STAY offers, or may offer, various additional services to guests, such as private transfers, cleaning and laundry services, cots, tickets for various tourist attractions.<\/p><p>All additional services are provided upon request and are subject to confirmation of availability.<\/p><p>EASY4STAY is not responsible for any services provided by external suppliers.<\/p><h2>Check-in and Check-out<\/h2><p>At check-in, identification documents of the person responsible for the booking, as well as all foreign guests, will be requested for the purpose of confirming the information provided.<\/p><p>Unless otherwise agreed, the accommodation will be occupied on the check-in date after 15:00, the start of the Check-in time, and 00:00.<\/p><p>In the event of a late check-in, the guest must confirm this possibility in advance with EASY4STAY. The late check-in service depends on the prior full completion of the Accommodation Form by the guests.<\/p><p>For late check-ins, and when it is not possible to provide information, for reasons or motives of an external nature to EASY4STAY, for autonomous check-in service (Self Check-in), a fixed fee of \u20ac50 will be charged, which must be paid at the time of check-in.<\/p><p>Check-out is by 10:00 and all guests must vacate the accommodation at the scheduled time. Guests are kindly requested to inform the desired check-out time so that a member of the EASY4STAY team can be present.<\/p><p>If an EASY4STAY member cannot attend at check-out time, the guest may leave the keys in the same place where they collected them (Key-Safe) in the respective accommodation and close the door. The guest MUST NOT leave the keys in the door lock.<\/p><p>If the guest refuses to leave, EASY4STAY reserves the right to enter the accommodation, remove their belongings, change the locks and also take any other measures that may be necessary. (The guest will be responsible for the costs of any such action).<\/p><p>Any changes to departure and arrival dates and times must be confirmed by EASY4STAY. If there are delays, without notice and without EASY4STAY&#8217;s confirmation, a fee corresponding to the rate for one night will be charged.<\/p><p>At check-in, EASY4STAY provides only 1 (ONE) set of keys, and guests must be careful not to lose them or leave them inside the accommodation. Guests must return all keys at check-out.<\/p><p>Additional fees will be charged for lost keys or lockouts. The fees are charged as follows:<\/p><p>Lost Keys (price per key) \u2013 \u20ac30<\/p><p>Emergency visit (between 9:00 and 18:00) \u2013 \u20ac10<\/p><p>Emergency visit (between 18:00 and 9:00) \u2013 \u20ac50<\/p><p>If it is necessary to hire a locksmith service, the guest will be responsible for the full amount charged by the service provider.<\/p><p>The service provider&#8217;s fee is based on complexity, materials, time spent and other variables.<\/p><p>EASY4STAY is not responsible for any item left inside the apartment after the guest&#8217;s departure. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the process of returning their belongings.<\/p><h2>Cleaning, Bed Linen and Towels<\/h2><p>The accommodation will be cleaned before guests arrive. EASY4STAY&#8217;s basic service includes a set of towels, bed linen and some personal hygiene products for each booking.<\/p><p>Additional cleaning services and products, including change of bed linen and towels, are available for an additional fee.<\/p><p>Guests must keep the accommodation as tidy and clean as possible, handing it over at check-out in the best possible cleaning conditions so that EASY4STAY can receive the next guest.<\/p><p>Guests must not leave rubbish inside the accommodation, next to the door of the accommodation or outside the building door (where applicable) and must use the rubbish bins on the street designated for that purpose.<\/p><h2>Equipment, Furniture and Accommodation Items<\/h2><p>If a device is not working, or if guests are unsure how to use any equipment in the accommodation, the guest must contact the responsible host at EASY4STAY.<\/p><p>Changes to the accommodation or its contents are not permitted.<\/p><p>All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.<\/p><h2>Maintenance and Special Requests<\/h2><p>Any problems within the accommodation (for example, electrical problems, equipment breakdown, water leaks) must be immediately reported to EASY4STAY by email or telephone. Depending on the problem, resolution may take up to 72 hours or more if it depends on third-party services.<\/p><p>Respecting the guests&#8217; privacy, EASY4STAY reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.<\/p><p>Extra beds and cots can be requested in advance, but are limited to availability at the time.<\/p><h2>Noise, Illegal Activity, Safety<\/h2><p>In accordance with the law, the night-time rest period is between 22:00 and 8:00, so guests must remain quiet.<\/p><p>Guests must not disturb the neighbours, namely when opening or closing the door of the accommodation or the door of the building in which it is located (where applicable).<\/p><p>Bookings for illegal or immoral activities are not accepted.<\/p><p>The guest whose name appears on the booking confirmation email will be responsible for the behaviour of the entire group and thus agrees to avoid all illegal activity.<\/p><p>Guests are not authorised to invade the owner&#8217;s privacy or publish anything that could allow third parties to identify the property&#8217;s address or the owner&#8217;s identity (even if such information is already in the public domain).<\/p><p>Guests are solely responsible for their own safety during their stay at EASY4STAY. Guests must listen to any instructions or explanations provided by EASY4STAY at check-in.<\/p><p>If a guest becomes aware of something during their stay that they believe to be a health and safety risk, they must immediately inform EASY4STAY. When leaving the accommodation, guests must ensure that they leave gas appliances switched off, windows closed, air conditioning, central heating and lights switched off.<\/p><h2>Liability<\/h2><p>EASY4STAY&#8217;s service is legally limited to its accommodation and relationship with guests during the stay. EASY4STAY will not be responsible for any occurrences outside the limits of the accommodation, such as building cleaning and maintenance, external noise, construction, neighbours or any other matter not directly related to the accommodation itself.<\/p><p>Photographs and descriptions of the accommodations are produced by EASY4STAY. Minor changes to the accommodation may occur in relation to the photographs on the website, without compromising its general condition or amenities.<\/p><p>EASY4STAY will not compensate guests, refund fees or transfer guests to another accommodation based on its appearance or surroundings. It is the guests&#8217; responsibility to ensure, before booking, that the area or neighbourhood they choose to stay in is to their liking.<\/p><p>EASY4STAY is not responsible for any damage caused, directly or indirectly, that may occur during guests&#8217; stay in the accommodation, such as personal injury, theft, burglary or criminal behaviour, losses due to fire or misconduct, etc. The same applies in relation to any deficiencies in the supply of gas, electricity, water, telephone or internet.<\/p><p>All thefts, burglaries or any criminal behaviour must be reported by guests immediately to EASY4STAY, as well as to the competent police or judicial authorities.<\/p><p>EASY4STAY is not responsible for potential delays, accidents, losses or changes in schedules or rates related to the services of our suppliers. EASY4STAY is not responsible for errors and\/or omissions, misrepresentations by third parties, disputes between a guest and a third party, or for the content of external links other than the one through which the booking was made.<\/p><p>In the event that guests fail to comply with these terms and conditions, or in the event of misconduct by guests, EASY4STAY reserves the right to require them to vacate the accommodation without any compensation or refund of fees paid.<\/p><h2>Legislation and Fortuitous Events<\/h2><p>This agreement is entered into between the guests and EASY4STAY, which is duly authorised to organise the rental of the accommodation. This agreement gives guests permission to occupy the accommodation during the period and under the terms agreed.<\/p><p>Guests are not tenants of the accommodation and do not have exclusive possession of the accommodation. In the rare case that a booked accommodation becomes unavailable due to damage caused by any circumstances not attributable to EASY4STAY, such as water or gas leaks, EASY4STAY will not be responsible for the inconvenience caused, however, it will take all necessary measures to transfer the guest to an accommodation with similar characteristics.<\/p><p>If guests do not accept the change, the full amount (excluding costs related to the days on which the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor EASY4STAY will be liable to the guests for any additional amount in connection with the cancellation of the booking. EASY4STAY will not be responsible for the possible theft of objects left in the accommodation.<\/p><h2>Amendments and Applicable Law<\/h2><p>EASY4STAY reserves the right to update its terms and conditions at any time as necessary. It is the responsibility of the parties using EASY4STAY&#8217;s service to review these terms and conditions in the event of any change before making a booking.<\/p><p>By agreeing to use EASY4STAY&#8217;s service, it is understood that the guest accepts any changes and that all parties will comply with those changes. These terms and conditions do not affect guests&#8217; rights.<\/p><p>These terms and conditions are subject to Portuguese law.
